Rules and Regulations

Our cabins are Non-Smoking

A $250.00 Fee for smoking in Cabins

Check-in time is 5:00PM and Check-out time is 11:00AM Monday through Friday.
Sunday Check-out time is 12:00 pm.
Earlier or Later Check-in and Check-out times may be accommodated with sufficient prior notice.
To Reserve a date we require a 50% deposit, it must be received and deposited within 10 days of your booking. If your deposit has not been received within those 10 days your booking will be canceled. Some exceptions may apply.
You will be expected to pay for your time reserved whether you stay the entire time or not.
Deposits may be transferred to other guests with sufficient prior notice and if the other guests are not currently booked with us.
You may change your dates with sufficient notice and if we have openings on your new chosen dates.
All Reservations must be PAID IN FULL two weeks prior to Check-in time.
A Cleaning and Damage Deposit of $65.00 must also be paid in full two weeks prior to Check-in and will be mailed back to you after Check-out and inspection of cabin/Farm House/RV Camper has been made.
Hunting Reservations must be paid in full Four weeks prior to Check-in whenever possible.
We require a 60 day notice of cancellation for a refund of your full deposit.
Prices are subject to change at any time.
Parking is permitted on gravel driveways only. No parking on grass please.Parking in the yard ruins our grass and causes damage and ruts.
Garbage must be put in plastic garbage bags and kept in garbage containers provided.
We will accept cash, personal checks, cashier's checks, money orders, debit cards, Visa, Discover, and Master Card, and American Express. (Personal checks for deposit only at time of check in)
There will be a $35.00 fee for any returned check for any reason.
Any and All damages to property or any Exterior and/or Interior Fixtures of the property will be fully assessed to the client,guest or visitor of guest.
Whispering Breezes LLC., the owners and the owners' agents will not be held responsible for any bodily harm, accident, physical injury, or theft of personal property while you are on Whispering Breezes LLC resort property, or on Owner's property, or participating in any indoor/outdoor activity of your own choosing on Whispering Breezes property or while on Owner's property. You the Renter and your Guests assume all risk.
You agree that you the Renter and your Guests assume all risk and responsibility while occupying any land, cabin,camper,farm house or location owned or operated by Whispering Breezes LLC or it's affiliates or by performing any activity affiliated with your stay at Whispering Breezes LLC.
Parents and Guardians of Children, please be aware of your children's whereabouts at all times. You are responsible at all times for your children's safety and where-a-bouts.
No climbing in trees please.
No climbing on top of the Cabins, RV's,Farm House or Picnic Tables, Etc.
No cutting of trees, firewood will be available for a small fee.
The pond is for your visual enjoyment only. No Swimming, or Wading or walking on top of the ice. There is NO LIFEGUARD. An Adult must accompany all Minors around the pond and on all Whispering Breezes property or while on owner's property. Fishing is Catch and Release for the kids enjoyment.
Guest may move the Picnic Tables to different locations. Please put them back in the original locations before checking out.
Be courteous of other guests and tone down the music after 10:00PM.
The Guest assumes all responsibility for your own items brought with you to Whispering Breezes. Please make sure you check your Cabin/Farm House/RV for any items you may have forgotten to pack. It is your responsibility to make sure you pack up all of your items and not leave anything behind. (We will try to get your items returned to you, however we make no promises to do so). If we mail items to you, it will be at your expense.
Hunter Safety Certificates are required by the State of Iowa if your birthday is on or after 01-01-1967. It is your responsibility to have that certificate while hunting in the State of Iowa.
All "Private Property" and "No Trespassing" and "No Hunting or Fishing" signs will be obeyed.
You can Not bring fire wood in from other states. We sometimes have firewood for sale or know where you can purchase firewood.
NO FLAME OR FIRE ALLOWED IN CABIN AT ANY TIME. (Candles, lanterns, Etc.)
NO PETS ARE ALLOWED INSIDE ANY CABIN AT ANY TIME.(With out permission).
NO FIREWORKS WILL BE PERMITTED ON WHISPERING BREEZES PROPERTY OR OWNERS PROPERTY.IT IS AGAINST IOWA LAW AND YOU WILL BE ASKED TO LEAVE IF YOU SET OFF ANY FIREWORKS.
NO SMOKING IS ALLOWED INSIDE ANY CABIN AT ANY TIME.
ABSOLUTELY NO GAME OR FISH CLEANING INSIDE OF CABINS.
Tent and Travel Trailer camping may be allowed with cabin rental for an additional fee.
MOTORIZED RECREATIONAL VEHICLES ARE NOT ALLOWED TO BE RIDDEN ON WHISPERING BREEZES PROPERTY.
DO NOT THROW AWAY YOUR GARBAGE IN THE FIRE PITS. THEY ARE FOR CHARCOAL OR WOOD ONLY. PLEASE BE COURTEOUS TO OTHER GUESTS.NO ONE WANTS TO COOK SUPPER OVER THE PREVIOUS GUESTS GARBAGE.
THIS IS PRIVATE PROPERTY AND YOU CAN BE ASKED TO LEAVE IF YOU BREAK THESE RULES OR BECOME A DANGER TO YOURSELF OR OTHERS AND THERE WILL BE NO REFUND.

Please Note:

Farm House: $135.00 per night for up to 4 Adults. Please add $10.00 per night for each extra Adult. $10.00 extra per night on Holidays and Holiday weekends

RV Campers: $80.00 - $90.00 per night for up to 4 Adults. Please add $10.00 per night for each extra Adult. $10.00 extra per night on Holidays and Holiday weekends.

Pets: Each Dog is $10.00 per night and may be allowed in Cabins/Farm House/RV's with permission. To be Crated at all times while inside and not allowed on Furniture or in Beds. All damage will be charged to the pet owners.

Additional Terms for Whispering Breezes Resort Cabins:

Guest shall perform the following anytime you leave the cabin,campers & farm house and for final Check Out:

Close all Windows and Doors, rain showers can come up quickly and unexpectedly.
Turn off all Lights, (may leave on porch light and light over stove if coming in at night). Turn off Ceiling Fans and Appliances (except Refrigerators).
Extinguish any fires in the Fire Pits.
All Dishes shall be washed and put away. Please, do not leave food left out while you are away from the cabin. (food left out may attract ants!) Final Check out: all Dishes washed and put away and all counters and appliances washed down and cleaned.
DO NOT CUT FOOD ON COUNTER TOP! USE PROVIDED CUTTING BOARD.
NO FISH OR GAME CLEANING INSIDE CABIN/FARM HOUSE & RV CAMPER.
Please use the Fish and Game cleaning station located behind the WB Office. When done cleaning your fish please place 5 Gal. buckets on top of the stainless steel table so critters will not get into them and we will know to pick them up and dispose of the contents.
Final Check out all Dishes are to be washed, dried and put away.
All counters and Appliances wiped down and cleaned.
Before placing Toaster back into the cabinet, Please open crumb tray on the bottom of the toaster and shake out crumbs.
Please vacuum the cabin with the provided Vacuum Cleaner.
All garbage should be placed into garbage bags. When full please take outside of theCabins/RV and placed into provided Garbage Receptacles located behind the office. You may also place the bag on the ground at the end of the front stairs and we will pick it up... If you are not able to do so, please call us to come pick it up at the cabin.
In the Winter months please set heat to Low do not turn off! The water pipes will freeze.
During Summer months, please turn off the A/C when you check out, and while away for the day please do not leave it set on High Cool. We are trying to conserve energy.
You are responsible to clean up after your dog and to make sure that your pet is on a leash and that you are in control of your dog at all times. you are responsible for all damages caused by your pet.
Please check the Cabin,Farm House & RV for any of your personal items you may have forgotten to pack.
